Buying a Home in Hawaii?

Choose a real estate professional to help you locate one of the largest investments you will make in your lifetime.

Decide what area you would like to live or invest in by compiling a list of neighborhoods on Oahu you would like to live in. Take into account items such as schools, recreational facilities, health facilities, location to work, and more. Then, prioritize what features in a home are important to you.

Plan financially. Do you have enough money saved to qualify for a mortgage and cover your down payment? There are many ways you can finance depending on how much down payment you have and qualify for. There are various financing programs for 20%, 10%, 5%, 3.5% down payments and no down payment (VA).

Determine your mortgage qualifications. How large a mortgage do you qualify for? Explore the different mortgage loan options and decide what's best for you. As a rule of thumb, spend no more than 28% of your gross monthly income on housing costs, PITI (principal, interest, property taxes, insurance) or no more than 38% on combined house and other long-term debt payments.

Take an additional step by getting pre-approved for your mortgage loan. Find an experienced and knowledgeable loan officer. Gather your W-2 forms or 1099's( if applicable), 2 years of tax returns, copies of your last two pay-stubs, bank or credit union statements, credit card and/or loan statement, or alimony/child support , if applicable. Your loan officer will provide you a list of items needed.
